These are the ten plumbing and heating jobs we arrange across Paddington, Bayswater, Maida Vale, Marylebone, Lancaster Gate and Little Venice, from a line at 13 Norfolk Square, London W2 1RU that is answered 24 hours a day. Every job goes to an independently owned partner company that quotes in writing before work starts.
The price shown against each job is a published London range, not our quote. Ring 07727 401418, use the contact form, or read how we work first.
Water Where It Should Not Be
Five of the ten are about water escaping, being stuck or not arriving. Old stucco conversions, long cast-iron stacks and early copper make these the most common calls.
- Emergency Plumbing: weekday daytime call-outs run roughly £80 to £150, with a first hour included, and rise at night.
- Leak Detection & Repair: a basic investigation is roughly £60 to £150, a hidden leak £200 to £600.
- Burst Pipe Repair: accessible pipes roughly £150 to £300, concealed ones £300 to £600.
- Blocked Drains: manual clearing roughly £100 to £180 and high-pressure jetting £180 to £350.
- Low Water Pressure: booster pump hardware from roughly £115, but the cause is found before a pump is suggested.
Boilers and Hot Water
Three jobs sit around the boiler and the cylinder.

Which Job Belongs to Whom
None of the ten were chosen from a template. Each answers a fault that keeps turning up in W2 and W9, and each comes with a note on who usually pays.
Shared Pipes Versus Your Own
In a converted terrace or a mansion block, a leak in a shared stack or riser normally belongs to the freeholder or the managing agent, while pipework serving only your flat is usually yours. The partner will tell you which it is before the work starts.
Street Drains Versus Your Own
Westminster lists Paddington among its top flood-priority drainage areas, and a storm on 12 July 2021 hit an estimated 500 properties, mostly in Maida Vale. When the blockage is under the street, the fix may be Thames Water's or the council's, not a private bill. See blocked drains.
The Two Facts Under Every Quote
Two local facts steer how a job is planned.
The Water: 266 mg/l of Hardness
Thames Water's supply is hard, which scales boilers, cylinders and taps. That is why boiler servicing is worth the money here.
The Houses: Regency and Victorian
Tyburnia, Bayswater and Maida Vale were built long before combi boilers, so flues, condensate runs and pipework were squeezed in afterwards.

Questions, Answered Plainly
Which services can I book through this line?
Ten: emergency plumbing, leak detection and repair, burst pipe repair, blocked drains, emergency boiler repair, boiler servicing, hot water cylinder repair, bathroom installation, tap and sink repair, and low water pressure. Each has its own page with published London price ranges. If your fault is not on the list, ring 07727 401418 and we will say whether a partner can help.
Do you do the work yourselves?
No. We take your call, find the independently owned local partner company that can reach you soonest and suits the fault, and text you its name before anyone arrives. The partner quotes in writing, does the work, invoices you and takes payment directly. We handle no invoices or payments, and if anything goes wrong afterwards you ring us.
Is there a call-out charge?
That depends on the partner company, which sets its own prices. Published London guides put a weekday daytime emergency call-out, including the first hour, at roughly £80 to £150, and more in the evening, overnight and on bank holidays. Ask for any call-out charge to be itemised in the written quote so it is not a surprise on the invoice.
Can I get a price before anyone attends?
We do not quote prices on the phone, because the partner has to see the fault before it can price it fairly. What you get before work starts is a written quote with parts, labour and any call-out charge. The ranges on this site are published London guides to measure that quote against, not offers from us.
Which areas do these services cover?
Paddington, Bayswater, Maida Vale, Marylebone, Lancaster Gate and Little Venice, across the W2, W9 and western W1 postcodes. Bayswater, Maida Vale and Marylebone have their own pages with local detail. If your address sits just outside that patch, say so on the call and we will tell you honestly what we can arrange.
Do you handle planned work as well as emergencies?
Yes. The line is open at all hours for emergencies such as burst pipes, but a boiler service, a tap replacement or a bathroom quote is booked the same way and usually costs less because it avoids the out-of-hours premium. Planned jobs also let the partner arrange parking permission and, in a flat, consent from the managing agent.
What standards does the work follow?
Water work follows the Water Supply (Water Fittings) Regulations 1999 with WRAS-approved fittings, and supply pipework follows BS EN 806. Gas and boiler work follows the Gas Safety (Installation and Use) Regulations 1998 and the manufacturer's instructions. Unvented cylinders are handled to Building Regulations Part G3, new boilers to Part L and drainage to Part H.
Why does hard water matter to these services?
Thames Water's supply is hard, with a published figure of 266 mg/l of calcium carbonate for the nearest zone we could verify. Scale narrows the waterways in combi boilers, coats immersion heaters and chokes tap cartridges and showers. That is why servicing, descaling and filters matter more here than in a soft-water area.
How do I choose between repairing and replacing?
Compare the repair quote with the age and condition of the appliance. A small fault on a fairly young boiler is usually worth fixing. Repeated breakdowns, a furred heat exchanger or a part that is no longer made point towards replacement, and a new combi in London is published at roughly £2,000 to £3,600 fitted. The partner should give you both numbers in writing.
What if I am not sure which service I need?
Ring 07727 401418 and describe what you can see, hear or smell. Most problems fall into one of the ten pages, and a damp patch might be a leak, a burst pipe or condensation. We will help you work out which, and the partner confirms the diagnosis on site before quoting.
